Manchester By The Sea Deeds Show $500,000 to $2.375 Million Range in Late Summer Sales

Manchester By The Sea recorded 13 property transfers between July 10 and Aug. 8, with eight sales disclosing a price ranging from $500,000 to $2,375,000 and a median of $1,175,000. The top sale was 6 Victoria Rd Lot 6 at $2,375,000, followed by 16 Woodholm Rd Lot 14 at $2,325,000. Five of the 13 transfers, including two on Flatley Avenue, moved property from an individual owner into that same person's family trust and did not disclose a price. Based on the raw count, the period showed active deed activity, though nearly 40 percent of transfers were internal trust transfers rather than open-market sales.
