Zoning Board approves porch enclosure and two-story garage addition

MANCHESTER BY THE SEA — Zoning Board of Appeals approves two applications for setback relief and structural modifications. The board unanimously granted a Special Permit to GC Uhring Custom Builders Inc. on behalf of Ira and Susan Evans to enclose a covered entryway at 22 Rockwood Heights, moving the structure approximately one foot into the side setback to 15.4 feet from the setback line. In a separate action, the board unanimously approved both a Variance and Special Permit for Reece Pacheco and Annelise McBride to demolish and rebuild a detached garage with a second floor attached to the main house at 138 Summer Street, finding the parallelogram-shaped lot with dual street frontage presents unique hardship.

An abutter support letter confirmed no objections to the Summer Street project. The board also anticipates a 40B application in the fall requiring intensive meetings.
